Beyond "Signing a Paper"
A deed is the legal instrument used to transfer ownership of real property. While the document itself may look simple, the legal implications are profound. Choosing the wrong type of deed—Grant Deed vs. Quitclaim Deed—or checking the wrong box for “vesting” (how you hold title) can accidentally trigger property tax reassessments, invalidate title insurance, or expose the property to creditors.
